The model is a 3D interpretation of the preferred heights indicated in the plans provided in the draft Ivanhoe Structure Plan.
The model only shows the areas which have been designated with preferred heights in the draft Structure Plan and does not show the heights in the remaining existing residential areas.
The built forms created on the model are a simple extrusion within the lot boundary to show the potential extent of shadows that will be created by the heights of a building on a particular lot.
Where a frontage setbacks is described in the draft Ivanhoe Structure Plan it has been represented in the model, particularly along Heidelberg Rd and Upper Heidelberg Rd.
The images show shadow created on 22 September (Equinox) at 7.30am (Morning) and 4.30pm (Afternoon).
The model is flat and does not allow for the topography of Ivanhoe which can vary in some places, particularly on either side of the railway line.
Because the high point of Ivanhoe is along Upper Heidelberg Rd the increased elevation will actually create even longer shadows.
The model is a work in progress and the detail will be more refined if more information is provided.
